Application form is not transferrable.
The Applicant(s) confirm that they have visited and inspected the location of the project and is (are) satisfied with the same. The applicant(s) also confirm that he/she/they have understood the scheme of development and aware of the developments in the surrounding and the neighborhood of the project.
All Payments should be made through Cheques/ NEFT/RTGS etc. in favour of “Dev Shakti Ventures” or its specified name as the case may be.
The Applicant(s) undertakes to abide by all the laws, rules, regulations and notifications etc. as may be made applicable to the said Apartment/Unit and Said Complex/Project by the society or association of the persons, formed in the future.
The Agreement for Sale shall be executed by Dev Shakti Ventures after realization of 10% (booking amount) of the total cost of Residential Unit along with applicable taxes, if any.
After payment of the requisite amount as per clause no. 5, the Applicant(s) shall get its Agreement for Sale executed, failing which this provisional booking shall be cancelled and Clause 7.1 shall become applicable.
7.1 In case of cancellation either of Provisional Booking or Allotment of the residential unit because of any reason whatsoever by the applicant/buyer, the cancellation charges amounting to 10% of the total cost of the residential unit and the interest component on delayed payment shall be deducted from the deposited amount of the Applicant(s).
7.2 Refund shall be made to the Applicant(s) as per the governing law from the date of completion of all formalities with respect to such cancellation.
The Applicant(s) at his/her discretion and cost may avail housing bank/financial institution. The firm shall under no circumstances be held responsible for non-sanctioning of loan to the Applicant(s) for any reason whatsoever. The payment of installments/any other dues to firm shall not be linked to the loan availed/ to be availed by the Applicant(s).
Cost of any additions and alterations in fittings and fixtures made over and above the specifications shown in the brochure at the request of the Applicant(s) shall be charged extra.
The firm shall deliver the possession of the completed Residential Unit to the Applicant(s) on payment of all dues to the firm.
In case Residential Unit is completed before the scheduled date of completion the entire balance outstanding as on such date of completion shall become due and payable notwithstanding the installment and due dates mentioned herein.
Addition/Deletion/Substitution of the names of Allottee(s) in provisional booking shall be permitted only after prior consent of the firm and payment of administrative charges.
The firm shall execute sale deed before possession of the allotted flat in favour of the Applicant(s).
Other terms and conditions as mentioned in the Agreement for Sale shall apply.
